En este despacho judicial, sáquese a remate la finca del partido de Heredia, matrícula número 86213, derechos 001, 002, 003, 004 y 005, la cual tiene por naturaleza: lote 2, terreno de cafetal con una casa, situada en el distrito segundo Mercedes, cantón primero Heredia, provincia de Heredia. Finca ubicada en zona catastrada. Colinda al norte con calle con 16,14 metros; al sur con Sucesión de Levi Miranda y en parte Bernardo Rodríguez; al este con lote 11 de Oldemar Vargas Ugalde; y al oeste con lote 9 de Berenice y Clemencia Ugalde Villegas. El inmueble se remata libre de anotaciones y soportando únicamente el gravamen Aviso Catastral, cita 2012-00084122-01-0004-001. El primer remate se celebrará a las OCHO HORAS TREINTA MINUTOS DEL VEINTIOCHO DE SETIEMBRE DE DOS MIL VEINTISÉIS (08:30 horas del 28/09/2026), con una base de CIENTO TRES MILLONES CUATROCIENTOS MIL COLONES EXACTOS (¢103.400.000,00), correspondiente al cien por ciento (100%) de la base fijada para la subasta. De no haber postores, el segundo remate se efectuará a las OCHO HORAS TREINTA MINUTOS DEL OCHO DE OCTUBRE DE DOS MIL VEINTISÉIS (08:30 horas del 08/10/2026), con una base de SETENTA Y SIETE MILLONES QUINIENTOS CINCUENTA MIL COLONES EXACTOS (¢77.550.000,00), correspondiente al setenta y cinco por ciento (75%) de la base original.
